Bookings & Payments

  • Inclusive Prices

    The prices in the Prices & Availability chart include the cost of utilities (gas, water, electricity), telephone rental (not outgoing calls), Sky satellite main television programmes (not Box Office or other premium programmes), and a "welcome" supply of food and cooking essentials (condiments, sauces, tea, coffee, sugar, butter, bread, milk and breakfast cereals).
  • Definition of "Day"

    The day of arrival counts as 1 day. The day of departure does not count provided guests vacate the house by 12 noon.
  • Bookings of 7 or more days

    The prices on the left-hand side of the Prices & Availability chart are for reservations of 7 or more days. They are shown per week (Monday to Sunday). Daily rates for broken weeks (e.g. arriving on a day other than Monday or leaving on a day other than Sunday) are calculated at one-seventh of the appropriate weekly rate. These daily rates are also shown to the left of the chart. See also "Discounts", below.
  • Short Breaks (Bookings of less than 7 days):

    Short Breaks of 6 or fewer days can be booked at most times of the year, but not during peak periods. Bookings for Short Breaks should be made no more than 4 weeks ahead of the start date.

    The daily rates for Short Breaks are shown on the right of the Prices & Availability chart. Weeks marked “N/A” in the prices column are not normally available for Short Breaks. There is a minimum charge of 3 days even if bookings are for less than 3 days.
  • Payment

    A 20% deposit is required at the time of booking and the balance is payable not later than 5 weeks before the start date of the booking. If the booking is made 5 weeks or less before the start date, payment is required in full at the time of booking.

    Payment must be made in GB Pounds by cheque, Bank draft or Bank transfer.
  • Cancellations

    In the event of cancellation by the guest, payments already made will be refunded on the following basis:
    • Cancellation made more than 28 days before start date: 100%
    • Cancellation made 22 to 28 days before start date: 80%
    • Cancellation made 15 to 21 days before start date: 50%
    • Cancellation made less than 15 days before start date: no refund.
    We advise guests to take out adequate holiday or other insurance to cover any potential losses.
  • Discounts

    The following discounts will be applied to bookings for 7 or more days. They do not apply to Short Breaks.
    1. No more than 2 people occupying the house: 5%
    2. Bookings of 15 to 21 days: 5%
    3. Bookings of 22 or more days: 10%
    * The discount at 1 may be added to the discount at 2 or 3, as appropriate, to give total discounts of 10% or 15% respectively.
